Owner-Occupier vs Investment: Two Greater Sydney Examples
Illustrative only, to show how the same lender market treats two different files:
- Owner-occupier. An engineering business buys the Western Sydney warehouse it has leased for years. The bank services the loan from the business's trading profit, so two years of financials and a steady margin carry the file. Strong, consistent trading can support an LVR toward the upper end of the range.
- Investor. An investor buys a leased office floor in Macquarie Park. The loan is serviced from rent, so the lender focuses on the tenant, the lease expiry and local vacancy. A short remaining lease can pull the LVR down, even on a good building. See commercial mortgages in Macquarie Park and the North Shore.
What Lenders Look at on a Commercial Property Loan
- Loan-to-value ratio — typically 60% to 75% of the property's value, depending on asset type and tenancy.
- Tenancy profile — vacant possession, a single tenant, or a diversified multi-tenant asset all price differently.
- Serviceability — assessed against rental income, business cash flow, or a combination of both.
- Loan structure — interest-only versus principal and interest, and fixed versus variable rate terms.
The Questions Property Buyers and Owners Are Asking
- What's the maximum LVR I can get on this property, and what would improve it?
- Can I purchase this property through my SMSF, and what does that finance look like?
- Should I fix my rate, or stay variable given where rates are heading?
- Can I release equity from an existing commercial property I own outright?
- How does an owner-occupied purchase differ from an investment purchase for loan purposes?
